Buyers Assume They Can Talk Sellers Down. The Numbers Say Otherwise.

Over the twelve weeks ending August 30, 2026, homes across this territory sold at a median 100% of asking price with a median 51 days on market, according to MLS sold data.

There's a feeling out there that this is still a buyer's market, that a lowball offer is worth trying, that sellers are desperate to make a deal. Here's what the data actually says.

Across the territory, homes sold in the twelve weeks ending August 30, 2026 at a median of 100% of list price. That is not a typo and it is not a rounding trick. Half of sellers got their full asking price or more. The other half gave up only a sliver. This is not a market where negotiating room is built in.

It gets more interesting underneath. The median time to sell across the territory was 51 days. That is not lightning fast, and it is not sitting-on-the-shelf slow either. Buyers who assume they have months to think, and leverage to spend those months chipping at the price, are working from an old script.

The territory-wide numbers hide real variation from block to block, and that variation is worth knowing before anyone walks into a negotiation with a single number in mind.

In Westfield, the median time to pending ran 56.5 days. In Noblesville, the same measure ran 37 days. That's the same market statistic, in neighboring pockets of the same buy box, telling two very different stories about how much time a buyer actually has to make a decision.

Fortville tells its own story. The median sale price there fell 28.77% year over year. You might expect that kind of drop to come with sellers getting more flexible on price. It didn't play out that way: the average sale-to-list ratio in Fortville rose 0.8 percentage points over the same period. Homes are selling for less there, and sellers are giving up less to get the deal done.

Fishers moved in the opposite direction. The median sale price there rose 3.76% year over year. Over that same period, the average sale-to-list ratio in Fishers slipped 0.6 percentage points. Homes are fetching more, and sellers are conceding a bit more room to close.

Put those two side by side and the lesson isn't "prices up means leverage down" or the reverse. It's that price direction and negotiating room move independently of each other, block by block, and a buyer who reads one number and assumes the other is wasting a negotiation.

What this means if you're selling: don't assume you need to chase the market down. The territory-wide sale-to-list figure says most sellers aren't giving up meaningful ground, and pricing based on fear of last year's headlines can cost you real money.

What this means if you're buying: the 51-day median is a decision window, not a stalling tactic. In faster-moving pockets like Noblesville, that window is shorter still. Come in with a number you can defend, not a number you hope gets accepted because nobody's looking.

What to watch next: whether the sale-to-list figure holds near 100% into the fall, or whether the gap between fast-moving and slow-moving pockets like Noblesville and Westfield starts to close. Either one would tell us something the last twelve weeks alone can't.
